This project is part of a phased masonry restoration effort addressing multiple elevations of a residential building. The scope focused on restoring deteriorated mortar joints, replacing select window lintels, and improving water resistance at the façade.
Work included full masonry cut and repointing, sealant removal and replacement at window perimeters, and application of a clear waterproofing system. Additional repairs included lintel replacement and targeted masonry restoration to stabilize and protect the building envelope.

Complete Property Care performed masonry restoration and waterproofing work at a multi-unit residential property on Comm Ave in Boston, MA.
The scope included full masonry repointing, sealant replacement, lintel repair, and façade protection across multiple elevations.
Site Protection and Access
Complete Property Care provided protection for plantings, irrigation systems, decking, and surrounding architectural features 
Utilized a 43-ft scissor lift to safely access upper elevations 
Maintained daily cleaning of the work area to ensure continued garage access 
Completed final cleaning of all grounds upon project completion 
Masonry Restoration (Full Cut and Point)
Pressure washed all brick surfaces to remove debris and prepare for restoration 
Performed full cut and repointing of mortar joints to a minimum depth of 2x the joint width 
Matched new mortar to existing conditions 
Replaced loose or deteriorated bricks with matching materials as needed 
Completed final cleaning of masonry surfaces using appropriate restoration cleaner 
Sealant and Waterproofing
Removed deteriorated sealant from window perimeters and sills 
Installed new elastomeric sealant at all window openings 
Applied Conpro-shield MX clear coat waterproofing system to masonry surfaces 
Structural Lintel Work
Replaced window lintels with galvanized angle iron
Results of the Project
The project restored deteriorated mortar joints through full cut and repointing across targeted elevations, helping stabilize the existing masonry. Compromised window lintels were replaced to reinforce structural openings, while new elastomeric sealant was installed at window perimeters to improve water resistance. A clear waterproofing system was applied to protect masonry surfaces from moisture intrusion, and all masonry was cleaned to maintain a consistent exterior appearance. Throughout the duration of the work, safe access to garage areas and surrounding property was maintained.
