Commercial Glass Sealant Repair: Preventative building envelope maintenance at Russell Hill Office Condominium

Complete Property Care completed commercial glass sealant repair and fixed glass caulking at Russell Hill Office Condominium in Winchester. The work focused on improving the seal between the building’s brick, aluminum frames, and glass panel areas to help protect the property from water intrusion and extend the useful life of the existing window system.  This project reflects the importance of preventative building envelope maintenance for commercial and managed properties. By addressing aging caulking, separated frame seams, and previous repair areas, CPC helped reinforce vulnerable exterior conditions before they became larger repair concerns.

Project Details and Process

The Russell Hill Office Condominium project focused on repairing and reinforcing the exterior sealant conditions around rear main entrance glass panels. The scope included removing existing caulking, cleaning affected surfaces, installing backer rod, and applying elastomeric caulking between the brick and aluminum frame.

The work also included removing old caulking from previous repairs over the original glazing, applying acrylic silicone to reinforce the glazing, and sealing frame seams, especially at corners where the frames had separated.

The goal of this project was preventative maintenance. The repairs were designed to extend the life of the existing window system while helping reduce exposure at vulnerable exterior joints. The scope also noted that future replacement may eventually be necessary because of the age of the existing aluminum frames.

Our Process

  1. Swing staging setup

    The work was completed using swing staging set up from the roof, allowing CPC to access the fixed glass and exterior frame areas safely and effectively.

  2. Existing caulking removal

    CPC removed failing or aged caulking from the affected glass panel and frame areas so the surfaces could be properly prepared for new sealant application.

  3. Surface cleaning and preparation

    The affected surfaces were cleaned before the new sealant system was installed. This step helps support better adhesion and a cleaner repair condition.

  4. Backer rod and elastomeric caulking installation

    CPC installed backer rod and applied elastomeric caulking between the brick and aluminum frame to help create a more reliable exterior seal.

  5. Glazing reinforcement and frame seam sealing

    Old caulking from previous repairs was removed from the original glazing. Acrylic silicone was applied to reinforce the glazing, and sealant was added between frame seams, especially at separated corners.

  6. Preventative maintenance approach

    This repair was completed to help extend the life of the existing window system while recognizing that future replacement may be needed due to the age of the aluminum frames.

Results of the Project

The commercial glass sealant repair at Russell Hill Office Condominium helped improve vulnerable exterior joints around the rear main entrance fixed glass panels. By removing old caulking, preparing the affected surfaces, installing backer rod, applying elastomeric caulking, and sealing separated frame seams, CPC provided preventative building envelope maintenance for an aging window system.
