Masonry Window Repairs at Strathmore Court Condominium

Complete Property Care performed targeted masonry window repairs at Strathmore Court Condominium in Brighton, Massachusetts. The project focused on repairing masonry and sealant conditions around five identified windows, including two above the front entry and three along the side of the building by the sidewalk.

The work addressed recessed brick and concrete decorative panels below the affected windows, window perimeter caulking, panel edges, and window sill conditions. Using a 65 ft boom lift, CPC completed exterior masonry repairs and preventative building envelope maintenance to help reinforce vulnerable transitions between brick, trim, panels, and window openings.

Project Details and Process

This project involved masonry repairs around five windows at Strathmore Court Condominium. The scope was limited to the five identified windows, with two located above the front entry at 52 Strathmore and three located along the side by the sidewalk.

CPC’s work focused on the masonry and sealant conditions around each affected window. The team removed and repointed the four sides of each recessed brick panel or concrete decorative panel below the windows, removing damaged mortar and replacing it with fresh mortar to help prevent water damage. This helped restore the condition of the surrounding masonry, support envelope performance, and improve the continuity of the exterior surface.

The project also included applying elastomeric caulking along the edges of the five treated panels to create a stable expansion joint. In addition, CPC removed and re-caulked the window caulking between the coil trim and the brick, then spot repointed window sills as needed.

Because the work was located on upper exterior elevations, the project required a 65 ft boom lift for access. The proposal’s second page also includes marked reference photos showing the affected window areas on the front and side elevations, and on similar envelope issues, leak detection and repair may use specialized equipment to find leaks before they lead to water damage or mold.

Our Process

  1. Access planning and boom lift setup

    CPC used a 65 ft boom lift to safely access the identified window areas on the front and side elevations of the building.

  2. Masonry panel assessment

    The team focused on the recessed brick panels and concrete decorative panels below the affected windows, identifying areas that required repointing and sealant work. Regular roof inspections are crucial for catching early signs of damage before small issues grow.

  3. Repointing around window-adjacent panels

    CPC removed and repointed the four sides of each recessed brick or concrete decorative panel below the five affected windows.

  4. Elastomeric caulking application

    Elastomeric caulking was applied along the edges of the treated panels to create stable expansion joints and support better exterior continuity.

  5. Window perimeter re-caulking

    The team removed and re-caulked the window caulking between the coil trim and brick to address vulnerable transition points around the window openings.

  6. Window sill spot repointing

    CPC spot repointed window sills as needed, helping address localized masonry conditions connected to the window repair scope.

    Broader building envelope maintenance may also include roof cleaning, gutter clearing, and minor repairs to maximize roof lifespan.
