Masonry Waterproofing, Window Lintel Restoration & Building Envelope Repairs at Colonial Arms Condominiums

Complete Property Care developed this Phase 1 scope for Colonial Arms Condominiums to address targeted masonry deterioration, waterproofing needs, and window-related restoration at 1498–1500 Beacon. The work focused on marked repair areas along the west side, Beacon-facing side, and courtyard-facing side of 1500 Beacon, where aging mortar joints, vulnerable façade transitions, and window perimeter conditions required attention.

This type of phased exterior repair helps condominium associations and property managers address visible building envelope wear before it contributes to larger maintenance issues. By combining masonry repointing, waterproofing, trim restoration, perimeter caulking, and select lintel replacement in one coordinated scope, the project supports both exterior appearance and long-term performance.

Project Details and Process

This Phase 1 scope was designed to address masonry and window-related conditions at Colonial Arms Condominiums, with work concentrated on identified areas of the façade rather than a full-building restoration. The scope included mobilization and swing staging, followed by masonry spot repointing, façade cleaning, clear-coat waterproofing, and targeted window lintel and trim restoration.

The masonry portion of the work focused on failed mortar joints, grade-level deterioration, corner stone columns, horizontal stone band areas, and a second-floor rear windowsill at 1500 Beacon. After masonry repairs, the façades were to be power washed and treated with a clear waterproofing application, with all window openings protected during the process.

The window-related scope included scraping and removing loose paint from perimeter wood trims and steel, priming and painting those elements, priming and painting steel lintels with rust-inhibiting paint, and installing new elastomeric masonry caulking at the perimeter of the windows. The scope also included restoration of select steel window grates and the reinstallation of storm windows on older windows that were not being replaced.

In addition, the Phase 1 scope identified select galvanized steel window lintels for replacement, including one top-floor double window and one top-floor single window on the Beacon-facing west front, plus one second-floor single window on the courtyard-facing side.

Our Process

  1. Access planning and staging setup

    The project was designed to be completed using swing staging so the team could safely access upper façade areas while protecting plantings, irrigation systems, decking, and nearby architectural features within the work zone.

  2. Targeted masonry repair identification

    Rather than treating the entire building uniformly, the scope focused on marked areas of deterioration across the west side, Beacon-facing side, and courtyard-facing side of 1500 Beacon. This included failed mortar joints, damaged stone transition areas, and localized windowsill repair.

  3. Masonry spot repointing and repair

    Complete Property Care’s scope included cutting out and repointing failed mortar joints, repairing the second-floor rear windowsill, repointing corner stone columns, and restoring horizontal stone band areas where needed.

  4. Façade cleaning and waterproofing

    After masonry repairs, the brick façades were to be power washed and treated with a clear-coat waterproofing application to help protect vulnerable masonry elements and support longer-term building envelope performance.

  5. Window trim and lintel restoration

    The scope included scraping, priming, and painting perimeter wood trims and steel elements, applying rust-inhibiting paint to steel lintels, and installing new elastomeric caulking at window perimeters to help reinforce key exterior transitions.

  6. Select lintel replacement and finishing work

    Phase 1 also identified select galvanized steel lintels for replacement at designated windows, along with repainting steel window grates and reinstalling storm windows at older existing openings where applicable.

Phase 1 at Colonial Arms was designed to address targeted masonry and window-related building envelope issues before they developed into larger exterior maintenance concerns. By combining spot repointing, waterproofing, trim and lintel restoration, perimeter caulking, and select lintel replacement in one coordinated scope, the work supports more durable façade performance and better long-term exterior maintenance planning.
